Now that the Autumn leaves have been blown from the trees it’s time to clear and clean drains and guttering to prevent flooding this winter. Pay particular attention to drains in front of the garage and any internal gutters.
 
If you have an older tile roof it could pay to have the pointing and ridges checked.
 
Safe Heating Hints
Wintery weather is here and heaters are being put to good use.
But there are a few risks – hanging clothes on a heater to dry is one of the most common causes of household fires.
Always remember the “heater meterrule: keep anything flammable at least a meter away from a heat source, including curtains, clothing, rugs, and kindling. 
If you use a wood burning fire, always use a fire guard. Put the fire out completely before going to sleep. Dispose of ashes in a metal bin and douse with water.
Precautions for LPG gas heaters: Have your heater serviced yearly.
If you ever smell LPG gas, turn off the heater and cylinder and have it serviced.
Always open a window in a room where the heater is in use. Restricted ventilation can cause a build-up of fumes.

Steady as she goes
Despite pending tax changes and the rise in the Reserve Bank OCR there was no real reduction in residential property prices or the number of sales in May (Nationally), according to figures released today by the Real Estate Institute of New Zealand (REINZ).
In Franklin however, Pukekohe and Waiuku saw a drop in both Median Price and Days to Sell between April & May while for the same period Tuakau had a rise in both Median Price and Days on Market.
The overall volume of residential sales is still low at just 46 in April and 56 in May for the entire Franklin area.
As you can see, it is the same old story, that when prices drop - houses sell. In order to sell your property in today’s market Price, Presentation and Promotion are extremely important for a successful result.
Consider all your Options.
Renting your property rather than selling may be another option at the moment. It may allow you to purchase your next property using the equity you have and the income from your existing property.
